The landlord must provide and maintain the residential premises and residential property in a reasonable state of decoration and repair, making the residential premises and the residential property suitable for occupation by a reasonable tenant. If the landlord is required to make a repair to comply with the above duties, the tenant may discuss it with the landlord. If the landlord refuses to make the repair, the tenant may seek an Arbitrator\\\'s Order under the Residential Tenancy Act for the completion and costs of the repair. I-#H+\S

The tenant must maintain ordinary health, cleanliness and sanitary standards throughout the residential premises and residential property. The tenant must take the necessary steps to repair damage to the residential premises and residential property caused by a wilful or negligent act or omission of the tenant or invited guests of the tenant. (a) The landlord may not stop the tenant from having guests in the residential premises under reasonable circumstances. Neither the tenant nor the landlord may change or add a lock or security device (for example, a door chain) to the residential premises unless both agree, or unless ordered by an arbitrator. 部分一年租约可于1年后由1年租约转为month-to-month租约,也就是你需要搬出的时候提前1个月通知就行。但是一般都需要书面申请,你可以联系楼管完成此操作; ).jQ+XE'>  
同样,如果你在一年租期期满后不打算继续续租,你也需要提前至少1个月(部分要求3个月)书面通知。如果不这样做,可能会被自动续约1年; !q$VnqFk  
如果房屋设备有损坏需要维修,一般电话通知就可以了,但是部分需要书面通知,请确认; Y`22DFO  
关于房租,特别是押金的收据请务必保留,否则有可能会因为没有收条会遭到无理扣押金的情况; | t:UpP
